Mr. Seller, I can't sell your home

Over a year and a half ago a seller called McCoy-Freeman Group wanting to list his home. He implied his current Realtor was not getting the job done and he needed a new approach. We pulled the listing history and noticed that 2 other Brokers had previously attempted to sell his Cocoa Beach home for over two years.

After pulling the 7 most recent comparable sales and taking a look at the current competition our analysis concluded the seller was priced about $70,000 over market value. We explained to him that even with the best marketing available his home would still be a challenge to sell. Also, we would find it very hard for the home to appraise if the potential buyer was in need of financing.

The seller told us that his home was superior to the 7 most recent comparable sales and used this reason to justify his $70,000 increase over the most recent sales. We then asked how many showings and offers he had received in the past year. He said he hadn't had any offers and only two showings which was the reason he was in hot pursuit of a new Realtor.

Finally the seller agreed to reduce his asking price by $10,000 but made it very clear to us that he would not go any lower because in his mind he would be "giving his home away".

After much discussion we chose to respectfully decline the listing. He then questioned as to why a Realtor would decline a listing especially a nice home on the Banana River.

He told us our marketing presentation was the best he had seen and that was what it was going to take to attract the right buyer.

We explained the expense that goes into our marketing and if a property is extremely overpriced it probably wouldn't even get showings not to mention a contract.

Fast forward 18 months later and low and behold the property is still for sale. It has since been reduced $20,000 and two Brokers later. Add the seller's carrying costs, about $30,000 for taxes, insurance, power, upkeep etc... and the seller will receive much less today compared to our price recommendation 18 months ago. Also, one must take into account the real estate market values have dropped about 10% since then.

Brevard County October 2011 Real Estate Market Report

Here are the facts according to the MLS. In general available properties for sale have decreased over 20% from this time last year. The number of closed residential sales increased 7.93% and closed condo sales increased 19.45% over last year.

This increase in closed sales and low inventory is now affecting sales prices. The average residential sales price increased 4.97% and 11.35% for condos.

We are seeing much more demand for condos along the beach especially in Cocoa Beach and Cape Canaveral. 2nd homeowners are finding good deals that allow them to rent their condo weekly/monthly and receive a good return on their investment. The best part is they now own a piece of Florida paradise!

Canadians Now Buying Florida Real Estate

More and more homes are being bought buy foreigns buyers especially from Canada and Japan. According to the Nation Association of Realtors, 31% of the state's home sales were purchased by foreigners. We are seeing this firsthand as many Canadians have contact us and purchased a piece of Florida paradise.

Florida’s existing home and existing condo sales rose in May. Existing home sales increased 3 percent last month with a total of 17,228 homes sold statewide compared to 16,790 homes sold in May 2010. Statewide sales of existing condos last month rose 17 percent compared to a year ago.

Between Port Canaveral and Cocoa Beach there were 72 residential sales compared to 54 last year (UP 33.3%) Average sales price up to $239,000 (6.2%). Condo/Townhouse sales 276 as compared to 255 (UP 8.2%)

Here are some deals this year:

Solana on the River in Cape Canaveral. This direct river condo originally sold for $405,000 then recently sold for $200,000.

A small one bedroom in Sand Reef recently sold for $25,000 - a huge discount from the original purchase price of $134,500 in 2006.

A nice vacation/investment at popular Royal Mansion originally sold for $96,000. The original owner was asking $295,000 at the peak of the market.

On the luxury side, a fully furnished Michelina Condo in Cocoa Beach near world famous Cocoa Beach Pier sold for $440,000. The owner purchased it for $800,000 a few years ago.

Florida Home and Condo Sales are up

Florida’s existing home and existing condo sales rose in February, according to the latest housing data released by Florida Realtors®. Existing home sales increased 13 percent last month with a total of 13,701 homes sold statewide compared to 12,164 homes sold in February 2010, according to Florida Realtors. February’s statewide sales of existing condos rose 29 percent compared to the previous year’s sales figure.

Seventeen of Florida’s metropolitan statistical areas (MSAs) reported increased existing home sales in February; 18 MSAs had higher condo sales. It’s the third month in a row that Florida Realtors has reported higher year-over-year existing home and existing condo sales statewide.

In Florida’s year-to-year comparison for condos, 6,984 units sold statewide last month compared to 5,424 units in February 2010 for an increase of 29 percent. The statewide existing condo median sales price last month was $77,300; in February 2010 it was $90,400 for a 14 percent decrease. The national median existing condo price was $154,900 in January 2011, according to NAR.

MYSTIC VISTAS CAPE CANAVERAL FLORIDA CONDOS FOR SALE

For the month of October 2010 there were 55 closed MLS sales in Cocoa Beach and Cape Canaveral up 25% from the same time last year.

The lowest price was a 2 bedroom 936 sq ft condo in The Plaza Condos in Cape Canaveral. This condo sold back two years ago for $140,000 and recently a cash buyer picked up this bank-owned condo for $27,800. The highest price closed sale was our listing (McCoy Freeman Group) at the beautiful Carlyle Condo in south Cocoa Beach. This 3 bedroom 2 bath 2713 sq. ft 4th floor direct ocean condo has great views of both the Atlantic Ocean and the Banana River and closed for $590,000.

The biggest steal of the month and possible steal of the year came from Mystic Vistas in Cape Canaveral. An investment group came in and purchased 5 bank-owned condos for a huge discount. Here is one example. A 3 bedroom 2 bath bank-owned 1,994 sq ft. condo was listed at $199,500 and closed for an incredible $130,000. The original developer listing price was $609,900.

On the active side of the market we have just reduced remaining developer units at Ocean Paradise. One notable unit is a 3 bedroom 3 bath 2134, never lived in, direct ocean was $725,000 and was just reduced to $399,900. Some of these units will have river to ocean views, the best of both worlds... COCOA BEACH AREA MARKET REPORT 3RD QUARTER OF 2010

In general, sales are still up while listing inventory is down. According to Brevard MLS, single-family homes sold in Cape Canaveral and Cocoa Beach increased 45% over last year. Condo sales were up over 12% while condos listed over $250,000 were down 13.6%.

Looking at these numbers indicated things are not so bad beach side.

So is now the time to buy Florida Real Estate? I wish I had the magical crystal ball to tell you but usually a good time to buy is when prices are way down from their peek. For instance, take a look at the Pier Resort Condos Cocoa Beach across from the world famous Cocoa Beach Pier. We just listed a top floor 3 bedroom 3 bath 1900 sq. ft condo for $219,000. The owner paid $460,000 in 2007.

Over at the Ocean Club Condo Cocoa Beach a 3 bedroom 2 bath 2,759 sq. ft condo originally sold in August of 2007 for $799,900. 34 months later this condo sold for $425,000 which represents a $11,000 drop per month in value.

So you decide if now is the right time to buy.

The Cocoa Beach Luxury Market continues to improve in the popular Meridian. The last three sales were all on the 2nd living floor in the 6131 Building and all three were furnished nice. Unit 102 Sold 3/5/10 for $550,000, Unit 104 Sold 5/27/10 for $552,500 and Unit 105 Sold 9/10/10 for $554,000 which we represented both the buyer and seller. Percentage wise the increase is not much, however it is a positive indicator.

Down in South Cocoa Beach we recently had multiple offers on our exclusive Carlyle listing. The asking price was $624,900 and is scheduled to close soon.

In general, there are fewer listings and more closed sales than this time last year. Second home owners are flocking back to Florida to purchase. CNN Money Magazine recently featured an article titled, "10 ways to make real money." Number 4 was Buying Rental properties, in our area. Closed sales on the MLS, Cocoa Beach only, August 1-31, there were 23 sales which equals 46 sides. RE/MAX ELITE had the most sides and the most sales volume than any other Broker.

Home prices up 1% in June

WASHINGTON (AP) – Sept. 1, 2010 – U.S. home prices rose in June for the third straight month amid a burst of homebuying due to tax incentives that have since expired.

The Standard & Poor’s/Case-Shiller 20-city home price index posted a 1 percent increase in June from May and was up 4.2 percent from a year ago. Home prices nationally were up 4.8 percent in the second quarter compared with the first quarter, largely due to government tax credits of up to $8,000 that caused sales to surge.

Seventeen cities showed price gains on a monthly basis. Prices in Seattle and Portland (Oregon) were flat from a month ago, while prices in Las Vegas fell.

Nationally, prices have risen 6 percent from their April 2009 bottom. But they remain 28 percent below their July 2006 peak.

7 Steps To Take Before You Buy A Florida Home

By doing your homework before you buy, you'll feel more content about your new home.

Most potential homebuyers are a smidge daunted by the fact that they're about to agree to a hefty mortgage that they'll be paying for the next few decades. The best way to relieve that anxiety is to be confident you're purchasing the best home at a price you can afford with the most favorable financing. These seven steps will help you make smart decisions about your biggest purchase.

1. Decide how much home you can afford

Generally, you can afford a home priced 2 to 3 times your gross income. Remember to consider costs every homeowner must cover: property taxes, insurance, maintenance, utilities, and community association fees, if applicable, as well as costs specific to your family, such as day care if you plan to have children.

2. Develop your home wish list

Be honest about which features you must have and which you'd like to have. Handicap accessibility for an aging parent or special needs child is a must. Granite countertops and stainless steel appliances are in the bonus category. Come up with your top-five must-haves and top-five wants to help you focus your search and make a logical, rather than emotional, choice when home shopping.

3. Select where you want to live

Make a list of your top-five community priorities, such as commute time, schools, and recreational facilities. Ask your REALTOR® to help you identify three to four target neighborhoods based on your priorities.

4. Start saving

A downpayment is just one homebuying cost. Your REALTOR® can tell you what other costs buyers commonly pay in your area-including home inspections, attorneys' fees, and transfer fees of 2% to 7% of the home price. Tally up the extras you'll also want to buy after you move-in, such as window coverings and patio furniture for your new yard.

6. Get your credit in order

A credit report details your borrowing history, including any late payments and bad debts, and typically includes a credit score. Lenders lean heavily on your credit report and credit score in determining whether, how much, and at what interest rate to lend for a home. Most require a minimum credit score of 620 for a home mortgage.

You're entitled to free copies of your credit reports annually from the major credit bureaus:Equifax, Experian, and TransUnion. Order and then pore over them to ensure the information is accurate, and try to correct any errors before you buy. If your credit score isn't up to snuff, the easiest ways to improve it are to pay every bill on time and pay down high credit card debt.

7. Get prequalified

Meet with a lender to get a prequalification letter that says how much house you're qualified to buy. Start gathering the paperwork your lender says it needs. Most want to see W-2 forms verifying your employment and income, copies of pay stubs, and two to four months of banking statements.

If you're self-employed, you'll need your current profit and loss statement, a current balance sheet, and personal and business income tax returns for the previous two years.

Consider your financing options. The longer the loan, the smaller your monthly payment. Fixed-rate mortgages offer payment certainty; an adjustable-rate mortgage offers a lower monthly payment. However, an adjustable-rate mortgage may adjust dramatically. Be sure to calculate your affordability at both the lowest and highest possible ARM rate.

Housing starts rise 5.8% in April

Nationwide housing starts rose 5.8 percent to a seasonally adjusted annual rate of 672,000 units in April as the deadline for an important homebuyer tax incentive arrived, according to figures released today by the U.S. Commerce Department.

"While some of the starts activity noted in today's report reflected homes for which buyers had just signed a contract at the tail-end of the tax credit program, the rest was probably tied to builders replenishing their inventories in preparation for the post-tax credit era," says Bob Jones, Chairman of the National Association of Home Builders (NAHB). "That said, builders are maintaining a cautious attitude with regard to new building as the economy and housing markets slowly recover."

On the down side, building permits, an indicator of future building activity, slid 11.5 percent in April to a seasonally adjusted annual rate of 606,000 units. It reflected a 10.7 percent decline on the single-family side and a 14.7 percent decline on the multifamily side.

"The drop-off in building permits in April indicates that builders are working down the inventory of permits pulled in the previous month and taking care not to get ahead of the market," says NAHB Chief Economist David Crowe. "Builders also continue facing difficulty in obtaining project financing, which will limit the pace of a housing recovery."

Single-family housing starts surged 10.2 percent to a seasonally adjusted annual rate of 593,000 units in April, the strongest rate since August 2008. Meanwhile, multifamily starts posted an 18.6 percent decline to a 79,000-unit rate, offsetting a big gain posted by that sector in the previous month.

Three out of four regions posted solid gains in new housing production in April. Combined single- and multifamily starts rose 23.9 percent in the Northeast, 16.7 percent in the Midwest and 7 percent in the South. The West registered a 13.3 percent decline.

Conversely, permit issuance was down in three out of four regions in April. The Northeast posted a 7.4 percent decline, the South registered a 14.3 percent decline and the West posted a 16 percent decline. Permit issuance remained unchanged from the previous month in the Midwest.

Florida Realtors have reported a 63 percent increase of statewide existing condo sales in March compared to the previous year's sales figure. Statewide year-to-year comparison shows 7,148 units sold in March 2010 compared to 4,387 sold the same time last year.

Even though the statewide median sales price was $96,000, down from the year-ago figure, it represented a 5.1 percent increase from February's median price.

Locally, in March 2010, 110 condos were sold in Brevard County compared to 94 in March of last year.

The Ocean Club Cocoa Beach, Three Fountains of Viera, and Villa Vista in Cocoa Beach were among a few complexes that had multiple closings in March.

This is all good news for Florida. Many out-of-town buyers are back to take advantage of the lower prices and to own a piece of Florida paradise.

Florida’s existing home, condo sales rise in February 2010

ORLANDO, Fla. – March 23, 2010 – Florida’s existing home sales rose in February, which means that sales activity has increased in the year-to-year comparison for the past year and a half (18 months), according to the latest housing data released by Florida Realtors®.

Existing home sales increased 21 percent last month with a total of 11,890 homes sold statewide compared to 9,867 homes sold in February 2009, according to Florida Realtors. Statewide existing home sales last month increased 13.6 percent over statewide sales activity in January.

Florida Realtors also reported a 59 percent increase in statewide sales of existing condos in February compared to the previous year’s sales figure; statewide existing condo sales last month rose 9.8 percent over the total units sold in January.

“Homebuyers should take advantage of favorable conditions in the current housing market,” said 2010 Florida Realtors® President Wendell Davis, a broker with Watson Realty Corp. in Jacksonville. “Mortgage rates remain near historic lows at just under 5 percent, but they won’t stay at that level forever. Plus, only six weeks are left before the extended and expanded homebuyer tax credit expires. First-time buyers and current homeowners who want to buy their next home in time to use the tax credit must have a purchase contract signed before the April 30 deadline – then they’ll have until June 30 to close the transaction.”

Seventeen of Florida’s metropolitan statistical areas (MSAs) reported increased existing home sales in January, while all but one MSA had higher condo sales. A majority of the state’s MSAs have reported increased sales for 20 consecutive months.

Florida’s median sales price for existing homes last month was $131,300; a year ago, it was $141,800 for a 7 percent decrease. Analysts with the National Association of Realtors® (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.

The national median sales price for existing single-family homes in January 2010 was $163,600, down 0.4 percent from a year earlier, according to NAR. In Massachusetts, the statewide median resales price was $300,000 in January; in California, it was $287,440; in New York, it was $242,750; and in Maryland, it was $234,894.

NAR’s latest outlook predicts a surge in late spring home sales. “Activity should be picking up strongly in late spring as buyers take advantage of the tax credit, which is critical to absorb distressed properties reaching the market and to continually chip away at inventory levels,” said NAR Chief Economist Lawrence Yun. “If there is sufficient job creation, housing can become self-sustaining with stable to modestly rising home prices.”

In Florida’s year-to-year comparison for condos, 5,085 units sold statewide last month compared to 3,190 units in February 2009 for an increase of 59 percent. The statewide existing condo median sales price last month was $92,200; in February 2009 it was $109,100 for a 15 percent decrease. The national median existing condo price was $172,400 in January, according to NAR.

Interest rates for a 30-year fixed-rate mortgage averaged 4.99 percent last month, even lower than the average rate of 5.13 percent in February 2009, according to Freddie Mac. Florida Realtors’ sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written.

Among the state’s smaller markets, the Punta Gorda MSA reported a total of 239 homes sold in February compared to 216 homes a year earlier for an 11 percent increase. The market’s existing home median sales price last month was $96,600, slightly higher than the year-ago median price of $96,400. A total of 43 condos sold in the MSA in February compared to 33 units sold the same month a year earlier for an increase of 30 percent. The existing condo median price last month was $95,000; a year earlier, it was $88,300 for a gain of 8 percent.

Who needs Obama to go back to the moon?

If you haven't already heard there is a debate on whether or not to send astronauts back to the moon.

The truth is we have many people already there! I'm talking about a few dozen or more real estate sellers and Realtors trying to sell properties at a much higher price in today's market.

Here is usually how they get to the moon.

Our group recently went on a listing appointment. We explained our very effective marketing, presented the facts about our sales experience and presented comparable sales/actives. Then we recommended an asking price of $449,900.

The seller then explained he needs get $599,900 in order to pay some bills, have some money for his next real estate purchase and needs to pick up his new Road Ranger SUV that is parked on the moon. (actually the vehicle is parked at a local car dealership)

He then told me another Realtor said $599,900 was an excellent price. In order to help the seller get to moon, the Realtor said he would cut the listing and buyer agent's commissions. Apparently that Realtor was opening the hatch on his space rocket to take the seller to the moon.

Respectfully I declined taking his way overpriced listing. Our group spends a lot of money every month on effective advertising. We work with many buyers and actually see, negotiate and close more properties compared to the average Realtor. We do save our own sellers money when we represent both sides of the transaction though.

Our budget does not allow for space rockets that will take sellers to the moon. Our buyers ask to see property in Cocoa Beach, Merritt Island, Port St. John, Melbourne, Satellite Beach and Titusville.....USUALLY NOT ANY ON THE MOON!

Below are a few sellers currently on the moon.....

A very nice 2501 sq. ft. town home in Cape Canaveral. The seller is asking $499,900! The market value, according to the Brevard County Property appraiser, is $239,860.

Our buyer recently closed a comparable Perlas Del Mar town home in Cape Canaveral for $136,000. The market value on that one was $194,400.

In popular Twin Towers in Cocoa Beach there is a one bedroom 672 sq. ft condo with an asking price of $239,000. This seller has been on the moon for over 970 days! The market value says $103,060.

A 1,654 sq. ft. town home in Canaveral Woods has been on the moon since Feb. 27, 2008. The asking price is $180,000. Market value says $133,890. I don't believe the listing Realtor is helping to build a space ship to help get the seller back to earth. The photos in the listing are very old ugly under construction ones and definitely are not current. That town home was completed 5 years ago.

Also, properties have carrying costs like HOA fees, property taxes, power bills, and maintenance. These costs can add up quick.

Yes, it is the selling agent's responsibility to get the seller the most money for their property in a reasonable amount of time. They shouldn't be wasting time and money sending them to the moon. It could end up being a long and expensive trip back home.

Some listings just don't make cent$ in the selling game...

In today's Cocoa Beach real estate market there are many properties for sale. Some are priced lower than market value, some priced above market value and there are a few that are priced way way above market value.

Why way above market value? I'm not too sure. Sometimes these sellers owe more than the property is worth and can't grasp the reality that the Florida real estate market has gone down the last few years.

Are there some Realtors that will just take a listing at any price? Are there Realtors that price too high, have only one or even very old and outdated photos of their client's property? Unfortunately the answer is yes. Here are three current examples:

Canaveral Woods in Cape Canaveral. This is a small complex just west of very popular Ocean Woods. These 3 bedroom and 2 1/2 bath town homes were built in 2004.

Currently there is one active listing in Canaveral Woods for $180,000. According to the Brevard County Property Appraiser's website, the market value is $133,890. Strike one.

The property has been listed for 650 days and is still over priced, strike two.

The best part about this listing is the photos were taken in 2004 while the unit was still under construction. You would think after 5 years the listing agent could take a few current photos to back up her narrative that says, "shows brand new." Strike three, you're out of the selling game.

Another example is a complex in Cape Canaveral called Golden Gate Manor Condo. This complex has about 20 1 bedroom condos and is about 5 blocks from the Atlantic Ocean. I have an investor that just bought a bank-owned unit for $13,800. He put about $3,000 back into it and we just listed it for $29,900.

When setting the asking price, I closely looked at the comparable sales and actives. My client was also looking for a quick sale but didn't want to "give it away." Within a few days we had an accepted offer for just under the asking price. Home run.

Currently there are two active listings in this complex. One is asking $29,900 and is 390 square feet and the other is asking a whopping $67,500 and is 480 square feet. Mine was completely remodeled with 480 sq. ft. So why the $67,500 asking price?

The out-of-town listing agent who represents the bank sale priced at $67,500 doesn't realize he is way overpriced. How could he not know? His excuse was that the appraisal came in at this amount. I guess we are now dealing with an appraiser and Realtor who believe the property is worth 2.5 times more than current market value will allow, I doubt any buyers will swing at this one at the current asking price.

Oh, I almost forgot, there is a ONE very nice and current outside photo. However, there are no inside photos.

At least the other listing has 7 photos but too bad they are all outside and most are out-of-focus photos.
The agent did say in the narrative, "REMODELED AND READY TO MOVE INTO. BEAUTIFUL WOOD FLOORS, TILED KITCHEN AND BATHS.." Wouldn't a buyer want to view these new items in a photo before they actually see the property? This property has been playing the selling game for 713 days.

Finally, there is a one bedroom condo on the fifth floor in popular Twin Towers in Cocoa Beach asking $239,000. According to the Brevard Property Appraiser's site, the condo has a market value of $103,060. This listing has been playing the selling game for 917 days now. At least there are 9 photos (MLS allows up to 12.) Lower the price and get back in the selling game.

Don't sellers care about the marketing efforts of their listing agents, especially properties that have been sitting on the market for over a couple hundred days? How will these properties appraise if the buyer chooses to finance over cash?

I don't know. Ask the listing agents.

Forbes magazine says Brevard one of America's best places

No one has to tell Space Coast residents the economy is tough. Unemployment is at 11.4 percent and the housing market is taking its time showing any kind of consistent rebound.

But Forbes magazine sees some bright spots for the area.

In its annual list of "America's Best-Bang-For-The-Buck Cities," the magazine ranks Brevard County No. 18 among the 100 largest metropolitan statistical areas in the U.S., citing the affordability of its housing stock and short commute times for workers, among other factors. The article's author, Francesca Levy, singles out Palm Bay as well, mentioning that the city is set to "bounce back" in three years in terms of job growth.

Omaha, Neb., was the No. 1 area on the list. Brevard was easily the highest-ranked of eight Florida metros. Next up was Lakeland-Winter Haven at No. 50. Orlando-Kissimmee was No. 89.

Brevard's place on the list was pleasing to economic development officials, who see it as an effective business-recruitment promotion.

"There is only so much advertising we can do to entice companies to locate here," said Lynda Weatherman, president and chief executive officer of the Economic Development Commission of Florida's Space Coast. "When you see Brevard County's name in print, with backing from a national publication like Forbes magazine, it does more to help us create jobs than any marketing brochure could ever do."

Treasury Sets New Short Sale Guidelines

The U.S. Treasury Department's long-awaited guidelines to streamline Short Sales, announced Monday, will have a significant impact on families facing foreclosure, according to RE/MAX International Chairman and Co-Founder Dave Liniger.

The Home Affordable Foreclosure Alternatives Program (HAFA), part of the Home Affordable Modification Program (HAMP), provides financial incentives and simplifies Short Sales procedures by setting limits on the time it takes lenders to respond, freeing borrowers from debt and capping claims of subordinate lenders.

The Treasury's announcement comes on the heels of more than a year's work by RE/MAX leadership to persuade federal lawmakers to address the need for a simpler Short Sale process.

"While the plan doesn't include all of our suggestions, we feel it's a big step in the right direction," Liniger says. "These new policies will make Short Sales much more attractive to our clients and much easier for us to complete."

With unemployment over 10 percent and millions of adjustable-rate mortgages primed to reset next year, a "tsunami" of distressed properties could be on the horizon, Liniger says. The new guidelines, as well as a growing acceptance by lenders and second-lien holders, give homeowners a better chance of closing a Short Sale rather than losing their house to foreclosure.

Here are some of the program's key guidelines (download the program's full details in the HAMP Supplemental Directive):

Lenders must respond to Short Sale requests within 10 business days of receipt of the offer package.
The seller will be released from all liability for repayment of the mortgage debt.
Subsequently, the seller is entitled to a relocation incentive of $1,500, which will be deducted from the gross sale proceeds at closing.
The lender will be paid $1,000 to cover administrative and processing costs for a Short Sale or a deed-in-lieu.
The property must be listed with a licensed real estate professional who does regular business in the community where the property is located.
The lender is prohibited from requiring, as a condition of approving the Short Sale, a reduction in the agreed-upon real estate commission.
The investor will be paid a maximum of $1,000 for allowing a total of up to $3,000 in Short Sale proceeds to be distributed to subordinate lien holders, or for allowing payment of up to $3,000 to subordinate lien holders.

RE/MAX leaders have been advocating Short Sale improvements for quite some time. In September, Liniger met with Housing and Urban Development Secretary Shaun Donovan and other U.S. housing officials to discuss the need for prompt action. A meeting with Sen. Harry Reid (D-Nev.) also moved the process along.

For their part, RE/MAX Associates have embraced training in Short Sales and REOs. The network accounts for nearly 60 percent Certified Distressed Property Expert designees. That education will continue to play a vital role in order for Associates to successfully handle Short Sale transactions and establish themselves as the leading experts in their markets, Liniger says.

"Associates should become familiar with the new guidelines and put the details into their presentations," Liniger said.

ORLANDO, Fla. - Nov. 23, 2009 - Florida's existing home sales rose in October, marking 14 months that sales activity has increased in the year-to-year comparison, according to the latest housing data released by Florida Realtors®. October's statewide sales also increased over sales activity in September in both the existing home and existing condominium markets.

Existing home sales rose 45 percent last month with a total of 15,160 homes sold statewide compared to 10,444 homes sold in October 2008, according to Florida Realtors. Statewide existing home sales last month increased 5.1 percent over statewide sales activity in September.

Florida Realtors also reported an 82 percent increase in statewide sales of existing condos in October compared to the previous year's sales figure; statewide existing condo sales last month rose 6.1 percent over the total units sold in September.

All of Florida's metropolitan statistical areas (MSAs) reported increased existing home sales and higher condo sales in October. A majority of the state's MSAs have reported increased sales for 16 consecutive months.

Florida's median sales price for existing homes last month was $140,300; a year ago, it was $169,700 for a 17 percent decrease. Housing industry analysts with the National Association of Realtors® (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.

The national median sales price for existing single-family homes in September 2009 was $174,900, down 8.1 percent from a year earlier, according to NAR. In California, the statewide median resales price was $296,090 in September; in Massachusetts, it was $290,000; in Maryland, it was $261,718; and in New York, it was $213,900.

According to NAR's latest industry outlook, the housing market is continuing its positive momentum. "We're getting early indications of price stabilization, but we need a steady supply of qualified buyers to meaningfully bring inventories down and return us to a period of normal, steady price growth," said NAR Chief Economist Lawrence Yun. "That, in turn, would help fully remove consumer fears, which would then revive the broader economy."

In Florida's year-to-year comparison for condos, 5,398 units sold statewide last month compared to 2,958 units in October 2008 for an 82 percent increase. The statewide existing condo median sales price last month was $105,200; in October 2008 it was $147,900 for a 29 percent decrease. The national median existing condo price was $175,100 in September 2009, according to NAR.

Interest rates for a 30-year fixed-rate mortgage averaged 4.95 percent last month, a significant drop from the average rate of 6.20 percent in October 2008, according to Freddie Mac. Florida Realtors' sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written.

Among the state's smaller markets, the Gainesville MSA reported a total of 172 homes sold in October compared to 130 homes a year earlier for a 32 percent increase. The market's existing home median sales price last month was $156,700; a year ago it was $173,300 for a 10 percent decrease. A total of 22 condos sold in the MSA in October, up 22 percent over the 18 units sold in October 2008. The existing condo median price last month was $116,700; a year earlier, it was $133,300 for a 12 percent decrease.

Is White House considering space funding boost?

There are some hints out there that President Obama and his science advisers are leaning toward boosting funding for NASA and its human space-flight efforts.

The chorus of voices in support of a funding boost is growing louder.

Local elected leaders are pressing for it, and they're pushing a letter-writing campaign to get people to let the White House know how important space is to the country.

Influential members of Congress from space states like Texas and Florida last week called for the president to redirect several billion dollars in stimulus money to NASA.

A panel of space veterans studying NASA's future has determined that without another $3 billion a year, the space agency really can't afford a viable long-term human space exploration program.

Certainly, the top leadership of NASA -- past and present -- have been speaking up for more than a year now saying that the NASA budget does not provide enough funding to do its assigned jobs.

Now, the president himself and some of the people likely to have his ear when decision-time comes later this year are beginning to talk more and more about a need to boost the nation's "investment" in science research and technological development.

Case in point: Check out what the president said just a few days ago, when a bunch of space and science bigwigs assembled for a medal ceremony at the White House.

It was followed by a stargazing event on the White House lawn during which the president peered through telescopes along with a small army of school kids.

"At such a difficult moment, there are those who say we can't afford to invest in science, that it's a luxury at a moment defined by necessities. I could not disagree more," the president said.

He went on to say that the nation would be boosting its investment in science, research and development in the coming years and went out of his way to praise the nation's goals in space exploration.

Earlier in the week, his top science aide, John Holdren, was lobbying hard with members of Congress to restore smaller amounts of funding cut from NASA's budget.

It's impossible to know whether the talk could lead to NASA getting enough money to help bridge the gap in human space flight or speed development of a replacement for the space shuttles.

Certainly, there's been more talk in Washington of significantly hiking space spending in the past week or so than there has been in a very long time.

Several Brevard County homeowners have asked a federal bankruptcy judge for permission to file a class-action lawsuit against Mercedes Homes, claiming that poor construction caused rainwater to leak through their homes' exterior walls, damaging baseboards, drywall, kitchen cabinets and carpeting.

The five homeowners, identifying themselves as representatives of the group, claim it will cost a minimum of $120 million to repair the cracks responsible for the leaks in 8,000 homes built by the financially troubled construction company.

"Even though they're in bankruptcy, we believe we've found insurance coverage," said lawyer Joseph Colombo of the Melbourne firm Mommers and Colombo, which is representing the homeowners. "It's kind of go time now. We'll see what evolves."

Mercedes Homes -- the 27th largest homebuilder in the nation with operations in Florida, Texas, North Carolina and South Carolina -- is going through Chapter 11 reorganization and continues to do business. It filed for bankruptcy protection in January, leaving many local subcontractors unpaid for work done.

An attempt to contact the company's corporate office was unsuccessful.

In bankruptcy filings, the company estimated that it has between 1,000 and 5,000 creditors. The homeowners group is the largest creditor, Colombo said.

The next biggest creditor is Fifth Third Bank in St. Petersburg, which is listed with a claim of $7.1 million. Sanford-based 84 Lumber is next with a claim of nearly $615,000.

The homeowners allege that Mercedes, through its subsidiary Solid Wall Systems, built shoddy exterior walls. They were touted as "formed" walls that would outperform standard exterior ones. But the control joints that unite those walls leak, they said.

Mercedes built 8,000 homes in Florida between 2004 and 2008 with these poured concrete walls, the suit says.

The homeowners claim that every one of those homes is structurally unsound and that it would cost at least $15,000 to fix each house to bring it to state building standards. The repairs would cost more if water got into the cracks, as Merritt Island Realtor Bobby Freeman discovered during August's Tropical Storm Fay.

"Downstairs, it was leaking through every window," Freeman said.

He said the company knows there's a wall breach in the seam that is supposed to seal the concrete slabs.

And it isn't just one or two seams, he said. The cracks appear in even intervals at each place where the slabs are joined. He received an estimate of $37,000 to fix only the cracks. That doesn't include damage to the baseboards, the drywall and the carpets.

"Obviously, water's coming through," Freeman said.

Florida Home Sales Increase, Again

Florida's existing home sales rose 24 percent in January, making it the fifth month in a row that sales activity increased year-to-year, according to the latest housing data from the Florida Association of Realtors (FAR). Florida Realtors also reported a 13 percent gain in statewide sales of existing condos last month.

The National Association of Realtors (NAR) reported that nationwide sales of existing homes - all housing types - fell 5.3 percent last month; at the same time, inventories fell to a two-year low.

In NASA contract, 12 cargo flights start as shuttle ends

SpaceX and a Virginia company were awarded multibillion-dollar NASA cargo contracts Tuesday to resupply the International Space Station and possibly bring about 1,000 new jobs to the Space Coast.

Under terms of the deal, Hawthorne, Calif.-based SpaceX -- founded by Internet entrepreneur and PayPal creator Elon Musk -- would provide NASA with 12 flights from Cape Canaveral valued at about $1.6 billion starting in 2010. By 2011, the company said the contract could result in the creation of about 1,000 local jobs in launch operations and rocket assembly.

"This is a tremendous responsibility, given the swiftly approaching retirement of the space shuttle and the significant future needs of the space station," Musk said in a statement.

Orbital Sciences Corp. of Dulles, Va., will carry out eight flights valued at about $1.9 billion.

SpaceX would launch from Launch Complex 40 at the cape. Orbital would launch from Wallops Island, Va.

At the cape now, SpaceX is assembling the nine-engine Falcon rocket that might carry the loads if it first flies successfully this spring.

The contract, part of NASA's Commercial Resupply Services program, calls for cargo flights to begin just as the shuttle stops flying. Cargo spacecraft under development by the Japanese and the Europeans could not keep the space station fully supplied. And the U.S. is reluctant to rely on the Russian Progress cargo carriers.

"We have a real need for this cargo capability," NASA Associate Administrator for Space Operations Bill Gerstenmaier said.

Gerstenmaier said the station could not function effectively without critical cargo planned in these shipments.

"We would end up cutting back on our research and maybe the crew," he said.

If one of the companies fails, NASA could shift cargo flights to the successful company or solicit other companies to bid for cargo delivery.

NASA on Tuesday rejected a bid from PlanetSpace Inc., a joint effort of ATK and Lockheed Martin.

The contracts run from Jan. 1 through Dec. 31, 2016, and call for the delivery of at least 20 metric tons of cargo to the space station. The companies will receive payments as they meet development milestones. The maximum potential value of each contract is about $3.1 billion.

Neither company has a track record of lifting heavy cargo to low orbit, and neither company has performed delicate rendezvous operations at 17,000 mph, the speed of an orbiting spacecraft. Orbital builds and launches medium-size satellites, and SpaceX successfully put into orbit its fourth Falcon 1 rocket in September -- after three launch failures.

"We needed to take companies we thought had a good chance of making it," Gerstenmaier said. "There's really not a backup plan for these vehicles."

In 2006, SpaceX was awarded up to $278 million under NASA's Commercial Orbital Transportation Services competition. Next year, SpaceX will conduct the first COTS flight of its Falcon 9 launch vehicle and Dragon spacecraft. On a final COTS flight in 2010, SpaceX will berth Dragon with the station.

Also a COTS recipient, Orbital will use its new Cygnus maneuvering space vehicle and the new Taurus 2 medium-lift launch vehicle, now under development. Cygnus is a service module, containing the vehicle's propulsion, power systems and avionics and one of three cargo modules.

"The program will serve as a showcase for the types of commercial services U.S. space companies can offer NASA, allowing the space agency to devote a greater proportion of its resources for the challenges of human spaceflight, deep space exploration and scientific investigations of our planet and the universe in which we live," Orbital Chairman David W. Thompson said in a statement.

Brevard County's housing market roared back to life in September, with single-family home sales jumping 41 percent and condominium sales rising 55 percent compared to a year ago.

In both cases the median price -- the point at which half the homes sell for less, half for more -- fell substantially, spurring the buying spree. The increase in sales could indicate that prices are getting to a point that attracts new waves of buyers.

It also could mean that some people are finding real estate a safer investment right now than the stock market.

"I've actually heard that," said Michael Pruitt, president and broker/owner of Pruitt Real Estate Inc. "I haven't had anyone walk in the door and say, 'I'm done with the stock market,' but our phones are ringing and we had good showings on our property in September. I truly believe that people are taking advantage of the low prices."

Pruitt's latter point is reflected in the sales data released Friday by the Florida Association of Realtors.

# Single-family home sales rose to 430 in September from 304 a year earlier. The median price dropped 24 percent to $143,900 from $189,700 a year earlier.

# Condominium sales rose to 102 from 66 in September 2007. The median price fell to $153,300, 13 percent lower than the $176,700 price a year ago.

The Brevard market saw 494 homes sold in August.

Statewide, Florida's existing home sales rose 24 percent year-over-year and condo sales jumped 11 percent. The median-selling price fell 22 percent, to $175,100, for single-family homes. Condo prices also dropped 22 percent to $153,800.

Sales of existing U.S. homes rose by the largest amount in more than five years in September, surging 5.5 percent compared to August, the National Association of Realtors said. That was the best showing since a 5.6 percent increase in July 2003, during the five-year housing boom.

Even with the gain in sales, prices kept falling. The median sales price has dropped to $191,600, down by 9 percent from a year ago.

The numbers should provide some respite from what's been a continuous stream of sour news about the nation's housing market and limited access to credit, economists said.

"This is a clear sign that the significant price declines that have occurred across the state are leading to a more rapid absorption of the housing inventory," said Sean Snaith, economist and director of the University of Central Florida Institute for Economic Competitiveness.

Snaith said September 2007 was a "volatile time for the housing industry," which makes the last month's sales gains stand out.

"The large percentage increase of sales this September versus September 2007 is inflated by the sharp decline in sales that took place in September 2007," Snaith said. "That was the month following the initial wave of global fallout precipitated by the subprime mortgage meltdown that roiled markets in August 2007."

Some sellers are hoping it's not momentary flash of good news.

"It looks a little bit better," said Elisabeth Paunovich of Suntree, who is looking to sell a condominium she owns in Daytona Beach. "The market had been horrible."

Fannie and Freddie: Finding Their Future

I applaud recent government actions to restore confidence and stability in the housing industry by placing Fannie Mae and Freddie Mac into a conservatorship. Federal cash guarantees are part of the plan, which will also replace key executives at the two government sponsored enterprises (GSE's).

Many analysts believe that this move will lead to lower interest rates in the short term and help bring buyers back to the market to reduce the high inventory of homes. All this is good, but it may come at a price. Taxpayers may be stuck with a $200 billion bill to bail out the two GSE's. But there aren't many good options at this point in time.

The original objective for the two GSE's was to provide a "counter-cyclical balance" to the marketplace, letting private organizations operate freely in good times and providing alternative options in bad times, all to ensure consistently affordable homeownership.

These are respectable goals, but over the years, Fannie and Freddie have grown to control roughly half, or about $5 trillion of securitized mortgages in the United States. Part of the stated objectives of the new plan is to allow them to continue to grow through 2009, in an effort to stabilize the market, but then in 2010 to shrink by 10% each year to a more reasonable size.

However, creators of this new restructuring plan recognize that congress and the new administration will ultimately determine a permanent future for Fannie and Freddie. It is my hope that their original mission, to create opportunities for affordable housing, will not be lost, while at the same time, their dominance in the marketplace will be reduced.

Nobody likes the idea of having the government control such a large portion of the mortgage industry, but for the short term, this plan may play a key role in the resolution of the serious problems in the housing industry.

A reorganization of Fannie and Freddie may be long overdue and have a positive impact, but we need to be sure that we don't facilitate government control of an industry vital to the economic well being of so many in our country.

Sales of existing homes in Brevard County increased 4 percent in July, only the second time during this difficult year the market has seen a year-over-year bump.

The rise wasn't large -- it represented just five more homes sold than in June -- and it was coupled with a decline in median home price, the point at which half the homes sell for less, half for more.

But an increase is an increase, and those involved in the local real estate market see the movement as encouraging.

"That's great news," Cindy Kelley, president of the Space Coast Association of Realtors, said. "Anything in the upward direction is good."

The housing statistics, released Monday by the Florida Association of Realtors, showed that sales of single-family homes increased 4 percent over the year, to 478 from 458. The median price -- the point at which half the homes sell for less, half for more -- fell 22 percent to $152,600 from $195,800 during that same period.

Statewide sales were flat in July, while the national market was up about 3 percent.

Brenda Muh, owner of Space Coast Realty Corp. in Palm Bay, said foreclosure sales are changing the dynamics of the Brevard market. Purchasing a foreclosed home is a great deal for buyers, particularly when they can land a newer home in good shape.

For the seller?

"It's not so good for the seller," Muh said. "I tell them if you can hold on for a year or two it will be better."

Florida Realtors continued to report positive signs for the state's housing sector in the second quarter of 2008.

Sales of both existing single-family homes and existing condos improved in the second quarter compared to first quarter 2008, according to FAR's latest housing data.

A total of 35,178 existing homes sold statewide in 2Q 2008, up 38.2 percent over 1Q 2008. Nationwide, existing home sales rose from the first quarter in 13 states, according to NAR's latest survey.

Housing Permits Hit High In June

Brevard County saw an increase in housing construction permitting in June, but almost all of the increase came from an apartment complex project outside Cocoa.

Still, single-family home permits did show an improvement.

Overall, there were 273 permits issued in Brevard in June, the highest monthly total so far this year, according to the Home Builders & Contractors Association of Brevard.

Of those, 132 came from the proposed Oak Meadows apartments in an unincorporated area near Cocoa, said Mike McCaughin, the county's chief building official.

In the single-family home category, there were 131 permits issued in June, up from 110 in May. Palm Bay led the county last month in that category with 50 permits, followed by 33 in unincorporated areas of Brevard, and 21 in Melbourne.

The 131 single-family permits were the second-highest monthly total so far this year, behind 144 in April.

"We're seeing it get a little bit better" each month, said HBCA CEO Franck Kaiser.

Excluding Oak Meadows, there were just 10 other multi-family permits issued in Brevard, all in Titusville.

There were 259 single- and multi-family permits issued in June 2007.

Kaiser said it is difficult prior to the November presidential election to predict when a rebound will occur in the housing market.

"We didn't expect what happened with Freddie Mac and Fannie Mae," he said, referring to financial troubles at the nation's two largest government-sponsored mortgage finance companies.

A rebound in housing "is taking longer than we expected," he added. "But we still expect to start seeing it by the end of the year."

It’s a buyer’s market, but sellers can increase the chance of a sale in today’s climate by working with a Realtor and considering these eight things.

1. Don’t count on open houses to sell your home. According to the California Association of Realtors, less than 5 percent of buyers find their home at an open house. An open house should never be the center of a prospective real estate agent’s marketing plan.

2. Target your marketing. Know what buyers in your area look for and emphasize your home’s appeal accordingly. This includes everything from the description (whether you highlight transportation and parks, or restaurants and nightlife) and how you stage the home (whether the third bedroom becomes an office), to where you advertise the listing (a newspaper in addition to online).

3. Tour similar homes in the area to better understand the competition – what a home sold for 12 months ago, or even six months ago, may not be a good estimate for today.

4. Consider staging your home. Although not always necessary, staging can make a difference in how your house is viewed and compared to others.

5. Photos posted online should be taken on a sunny day with a wide-angle lens. Approximately one-third of buyers who responded to a recent survey said they would eliminate homes they saw online if they had too few or poor quality photos.

6. Consider a pre-inspection to give you a selling edge. Include information about any repair work you’ve completed since you bought the home. If you don’t market your improvements, you won’t get as much return for them.

7. Once your house is on the market, accept feedback and tweak as necessary.

Realtors 'encouraged' by home sales' slight improvement in May

For the first time in 16 months, Brevard County's monthly existing home sales posted a year-over-year increase.

While Realtors refrained from cartwheels, the news -- reflected in a similar increase across the country -- is a legitimate bright spot in a difficult period for the industry.

"Stabilization in home prices can only occur with buyers returning to the market, so we are encouraged by rising home sales, particularly in distressed markets," said Lawrence Yun, chief economist at the National Association of Realtors, who last month spoke to local economic development leaders in Melbourne.

According to the Florida Association of Realtors:

Single-family existing home sales in Brevard rose
2 percent in May -- 491 compared with 483 a year earlier. The increase was the first since January 2007, when sales increased 13 percent compared with January 2006.

May sales also exceeded April's 482 sales by about 2 percent.

"It sounds like prices are coming closer to income levels and what people are wanting to pay," said Dale Young, president of the Melbourne Area Association of Realtors.

The sales increase nationally, up 2 percent to a seasonally adjusted annual rate of 4.99 million units, represented only the second increase during the past 10 months. Even with the small gain, the rate, however, was still 15.9 percent below the depressed levels of a year ago.

On the downside, median sales price continued to decline year over year, dropping 14 percent to $163,100 from $190,400 a year earlier. May's sale price was up 1.9 percent from April.

The median price is the point at which half the homes sell for less, half for more. Condominium sales in May essentially remained flat with a 1 percent decrease compared with a year ago.

The median sales price for condominiums fell 21 percent, to $144,300 from $182,000 a year earlier.

Port expects job boost

Port Canaveral expects Brevard and nearby counties to benefit from its $213 million in construction projects, which could bring as many as 2,841 construction-related jobs in the course of the build-out.

The U.S. Department of Commerce figures indicate for every $1 million in construction projects, 13.3 jobs are generated, and the Port bases its estimates on those numbers.

And once the dust settles, the port estimates there could be more than 2,700 permanent jobs available to Brevard residents.

The biggest project, the $100 million Seaport Canaveral tank farm, could employ more than 1,500. Others, such as two marinas, a restaurant, and the new Disney Cruise Line terminal, will add hundreds more jobs, according to Stan Payne, Canaveral chief executive officer.

"We are mindful of the Port's role as an economic engine for Central Florida and that it becomes even more significant as our community faces the challenges in the space industry," says Joe Matheny, chairman of the Canaveral Port Authority Board of Commissioners in a statement. "Our goal is to generate even more job opportunities as we grow."

Including jobs on cruise ships, the port says it will generate 3,537 permanent jobs when the work is done, bringing as much as $260 million a year to the regional economy, Payne said.

With the overall inventory down and closed sales on the rise, I wanted to take a closer look at the luxury condo market above $500,000 in Cocoa Beach & Cape Canaveral Florida. This sector is doing well with inventory that continues to decline and closed sales that continue to increase.

Surprisingly enough the recent Mystic Vistas auction brought many buyers. Out of the 39 developer units available for sale, 9 have already closed and 18 more are currently pending. These developer units were never listings on MLS so they can't be included in the statistics above. This is just an added bonus to the current activity in the Cape Canaveral and Cocoa Beach real estate markets. Basically, we are experiencing much less supply and more demand.

SO WHO IS BUYING?

These numbers are very encouraging, let's also take a look at who is buying this year compared to this same period in 2007.

Last year there were many loans available to any buyer that basically had a pulse and could sign a piece of paper such as: Stated Income Loans, No Ratio Loans, No Doc Loans, 103% Loans and the Sub Prime Loans. The underwriting standards at that time were very minimal. It was too easy to get a loan which allowed many "so-called investors" to enter the market.

Today's buyers that are financing their purchase are much different, credit scores are higher and most buyers are putting down anywhere from 5% - 30% towards the loan. Underwriting standards are now very strict and should have always been. The Sub-Prime lending days are over.

Considering the numbers stated above and also factoring in that it is much harder to get a loan if your credit is below average, then it would be safe to say that the Cocoa Beach and Cape Canaveral markets are improving daily. My property inquires, showings, web site hits and most importantly, accepted sales contracts continue to increase weekly.

Due to the fact that all buyers entering into this market are much more financially qualified than those of last year, the future of the Cocoa Beach real estate economy is looking much brighter.

FLORIDA NO. 2 FOR NEW RESIDENTS

About 40 million Americans move each year, and Florida is the No. 2 spot for relocation, second only to California, according to a survey conducted by Relocation.com. The survey finds that 19 percent of those relocating went from owning their own homes to renting, with only 15 percent shifting the other way. Only 14 percent of the 1,237 respondents owned their previous residence and moved to a newly purchased home, and the majority (52 percent) went from one rental situation to another.

The survey shows that most people relocate for a new job, a transfer within their current job or to seek a new lifestyle, including retirement. About half the moves were from one state to another. Two-thirds moved more than 100 miles and 54 percent moved more than 500 miles away.

California is the number one destination state with 6 percent of the total sample moving there from another state, while 5 percent of all relocations move to Florida, followed by Texas (4 percent), New York (3 percent) and Georgia (2 percent).

Realtors start scholarship fund

Education is one of the greatest investments one can make in any community. RE/MAX Elite's McCoy-Freeman Group announced that they will be pledging a portion of their sales commissions to the McCoy-Freeman Real Estate Scholarship Fund.

For every closed sale in 2008, $25 will go towards the fund which will be awarded to two deserving seniors graduating from Merritt Island and Cocoa Beach High Schools in 2009. Applicants must be pursuing a degree in business management and/or real estate.

Already this year Jennifer McCoy, Bobby & Nikki Freeman have closed 26 transactions and of those 26 transactions $25 of each closed sale has gone to the Children's Miracle Network.
