Canadians Now Buying Florida Real Estate



More and more homes are being bought buy foreigns buyers especially from Canada and Japan. According to the Nation Association of Realtors, 31% of the state's home sales were purchased by foreigners. We are seeing this firsthand as many Canadians have contact us and purchased a piece of Florida paradise.

Florida’s existing home and existing condo sales rose in May. Existing home sales increased 3 percent last month with a total of 17,228 homes sold statewide compared to 16,790 homes sold in May 2010. Statewide sales of existing condos last month rose 17 percent compared to a year ago.

Between Port Canaveral and Cocoa Beach there were 72 residential sales compared to 54 last year (UP 33.3%) Average sales price up to $239,000 (6.2%). Condo/Townhouse sales 276 as compared to 255 (UP 8.2%)

Here are some deals this year: 

Solana on the River in Cape Canaveral. This direct river condo originally sold for $405,000 then recently sold for $200,000.

A small one bedroom in Sand Reef recently sold for $25,000 - a huge discount from the original purchase price of $134,500 in 2006.

A nice vacation/investment at popular Royal Mansion originally sold for $96,000. The original owner was asking $295,000 at the peak of the market.

On the luxury side, a fully furnished Michelina Condo in Cocoa Beach near world famous Cocoa Beach Pier sold for $440,000. The owner purchased it for $800,000 a few years ago.
