
For the month of October 2010 there were 55 closed MLS sales in Cocoa Beach and Cape Canaveral up 25% from the same time last year.
The lowest price was a 2 bedroom 936 sq ft condo in The Plaza Condos in Cape Canaveral. This condo sold back two years ago for $140,000 and recently a cash buyer picked up this bank-owned condo for $27,800. The highest price closed sale was our listing (McCoy Freeman Group) at the beautiful Carlyle Condo in south Cocoa Beach. This 3 bedroom 2 bath 2713 sq. ft 4th floor direct ocean condo has great views of both the Atlantic Ocean and the Banana River and closed for $590,000.
The biggest steal of the month and possible steal of the year came from Mystic Vistas in Cape Canaveral. An investment group came in and purchased 5 bank-owned condos for a huge discount. Here is one example. A 3 bedroom 2 bath bank-owned 1,994 sq ft. condo was listed at $199,500 and closed for an incredible $130,000. The original developer listing price was $609,900.
On the active side of the market we have just reduced remaining developer units at Ocean Paradise. One notable unit is a 3 bedroom 3 bath 2134, never lived in, direct ocean was $725,000 and was just reduced to $399,900. Some of these units will have river to ocean views, the best of both worlds...
